All the appreciation and gains of my personal collection have been offset entirely by the explosive gains of the housing market. (I don’t own a house but am saving for one).

A tougher pill is the possibility that the housing market has far exceeded my collection’s appreciation.

Youd hope so, but its almost like a lot of newbs legitimately think swsh is a more collectable era. You cant really argue with these people. Just gotta let them run wild

100%. I used to be one cheap SOB. I’m fortunate to have a great career and I used to save every freakin penny of that money. As I’ve gotten older and unfortunately have had lots of family members and several friends die pretty young, I’ve sort of gone in to YOLO (as the kids said in 2017) mode with some of this. I’m not saying to go out and be irresponsible, but if you want the card and can afford it, screw it, do it. I could be dead tomorrow and like BK said, you can’t take it with you.

The last time we saw it was Gen 2, which was over 20 years ago. So barring a drastic change, you are unfortunately almost certainly right.

Japan’s super limited prints of sets and their relatively low print time and amount won’t change because it keeps bringing attention to the cards.
